( BANK TRUST) - LA GIGANTA REAL
ESTATE is an expert office on Fideicomiso paperwork.
Fees are:
Foreign Investment Authorization - $695.00 usd
Bank Agents Fees - $ 220.00 usd
Foreign Investment Register - 250.00 usd
Certificate of non liens - 25.00 usd
Notary public fees - 1% / 3.5% over official appraisal
Plus direct expenses for preparing the documentation
Certificate of non debts - 5.00 usd
Bank acceptance fees - 250.00 usd
Acquisition Property Tax - 2% to 4% over official appraisal
Annual Trust Fee - 350.00 usd
Official appraisal - $188.00 to 250.00 usd
LA GIGANTA Fee - 594.00 usd
** Important: Fideicomiso paperwork is a specific
service provided by La Giganta and it is not included
in the sale price of the properties handled by this office.
CONSTRUCTION PERMIT - It should be gotten from the municipal
office, Dirección de Obras Públicas, before starting
the construction. The cost is calculated according to the area
to be constructed as well as the quality of the construction.
The tabulator for modern house is divided into economic, medium,
superior and luxury quality. A blue print of the building project
should be taken to register it in such office and to place project
in the right category to calculate the cost of the construction
permit. A receipt will be issue for paying the construction
permit. (Negotiable with the contractor).
SOCIAL SECURITY REGISTRATION - The building project about
to be developed should be registered at the social security
office to protect the workers. The receipt gotten from the Dirección
de Obras Públicas should be taken to the social security
office to prove the construction permit has been already paid.
( Negotiable with the contractor).
LAND TAXES - They should be paid yearly or bimonthly as
owner decides. Location and size are considered to calculate
land tax.
DRINKING WATER SUPPLY - Well bombing. Service should be
hired at the SAPA municipal office.
SEWAGE SYSTEM - The contract should be done at the SAPA
municipal office. Cost is $40.00 usd, it includes connection
from the sewage line to the front boundaries of your property.
ELECTRIC POWER SUPPLY - It is received from a thermoelectric
plant located 218 miles South, in La Paz, and through a substation
which transforms the flow to 11 5ks. Service should be hired
at CFE office. Both 110 and 220 are available.
PROPANE GAS - A propane cylinder should be connected when
no using electricity for heaters (water or stoves). The biggest
stationary gas tank (empty) available at the local company gas
dealer is 5000 liters.
PHONE SERVICE - TELMEX is the company which provides phone
service in Loreto. There are two kinds of lines and costs: residential
and commercial.
GARBAGE COLLECTION - The municipal government takes care
of it. No charge. The garbage collector truck visits two days
a week every different section of the town.
FOOD - Some vegetables are grown around Loreto, but most
of them are brought from different places of Baja and mainland.
Most of the fruits are brought from mainland. Regional fruits
are available in stores.
